Hi Dave,

Where in Sydney is your property located? I have found that sometimes future tenants may just walk past the local real estate in the area they are looking to rent from and pick up a rentals list.

If your property is located in western Sydney then I can recommend AR Wiseberry in Prospect and Quakers Hill.

so who cleans your carpets?

Im not asking this question to get business as I am retired, but several years ago a Low Moisture Carpet Cleaning process developed in the states was introduced to Australia.
Many of us sceptics thought it would never do as good a job as 'steam cleaning' hot water extraction, but over a three year period I and many others believe it to be superior to the HWE method. Encapsulation was the product originally introduced, but about two years ago a completely organic product was introduced which removes all dirt and stains and leaves no residue. I though this product good until recently this organic product was modified. I have never seen in my 23 years in the industry anything that can remove soils from a carpet as effectively as this and leave no residue.
thats why I ask 'who cleans your carpets'

FYI i have decided to give Just Rent Sydney a go, having looked through their website it appeared that they have an appealing philosophy on property management. I feel like i they will offer me a higher level of service. I have met up with the director Michelle Galletti and she gave me great confidence in the companies management abilities. I will keep you posted on my progress.

Well i said i would update you on my progress with my rental property in inner west Sydney. Just Rent Sydney have already found a tenant! I couldn't be happier with the conduct of the company through the whole process.
I signed up for the company to manage my property just over a week ago. They were very professional and a pleasure to deal with. The property manager received a couple of inquiries on the property early in the week, so decided to show it midweek. A couple loved my place and applied for a lease the next day. Michelle did a thorough background check on the couple and approved their application, she then check with me if i was happy with the couple and we agreed they would be great.
So now my property is tenanted, with no vacancy period!
I have dealt with main stream real estate agencies before and generally i was disappointed with the level of service and communication. Just Rent Sydney were a breath of fresh air, i was regularly updated on the progress and i know that my property will be managed throughout the tenancy. They conduct regular property inspections and were very thorough with the tenant application process.
I am extremely happy with Just Rent Sydney and highly recommend them to anyone with an investment property in Sydney.
Oh, and as a new client i received 3 months property management fee free.

One thing that I look for in a property manager and in the real estate company is honesty. I don't always find it but I try anyways!

Anyways within a month of posting his question Dave is now praising Just Rent as if he has been using them for years. Sounds like Just Rent are creating fake statements.

And Dave if you really are not part of Just Rent, then you need to learn that it takes more then a month and also when things go bad to really see how well the agent performs in managing your property. At the start everyone can be nice.
