We have done a lot of purchases (and town planning) for these franchises. Labor costs are low. High rent is normally the killer, if you can get reasonable rent they work well.

Need to make sure that although labour costs are low that the staff you do have in during staffed hours have friendly personalities and are not too pretty (whether male or female). So many hire really fit, well qualified person to be in their but if they are too pretty/fit/muscly that can be really intimidating to a lot of regular clients. If they are that way but it is balanced out with a friendly personality and their ego is in check then it is not an issue.

Also maintenance and cleaning needs to be top notch, lose clients really easy if you don’t stay on top of keeping it looking schmick.
