I second the suggestion by Timos regarding lease timeframes, especially as you’ve calculated break-even at 1.5 years. Cafes are notoriously difficult to cost correctly, as wages & supplier costs are often underestimated at planning stage. Does the $70k include a contingency?
With little foot-traffic, it will take a while for word to spread & new habits to form. Don’t underestimate marketing, either – social media can eat up your budget very easily.
As Bert & James have pointed out, you need to do your own extensive research – there might be a good reason why a Vietnamese cafe hasn’t opened in the area.

It’s hard not to get excited about owning & running your own cafe, but do the prep work & review it over and over before sinking too much money into it.
