    Hi All,

    I am looking for a Mortgage broker or unconventional lender who caters to people in a start-up and struggling to qualify for bank lending for mortgage.

    I have an interesting situation that requires a creative lender .. if there is such a person.

    I have a finance aggregator as a client and I have a very strong relationship with them so I can very easily access their senior people and CEO

    Hi Bruce,

    I used to be a mortgage broker. If you felt comfortable posting a bit more info, I’d be happy to offer some comments (cant offer advice, mortgage brokers aren’t allowed to :)

    Generally, mortgage would refer to real property, so are you looking to release equity for you business?

    HI Bruce,

    I don’t know the ‘ins and outs’ of your situation but I would make resolving this issue a priority.

    On 1st Oct, 2010 brokers came under the supervision of ASIC with the enactment of the responsible lending legislation as it is commonly referred to.

    This legislation places, in part, significant pressure on individual brokers to ensure they do not provide you with a not suitable loan. In other words they should put you through the ringer before submitting a loan to the bank for approval.

    The same legislation impacts on banks from 1st Jan, 2011 and similar rigour will be applied to all borrowers by banks after this date.

    The legislation is partially in response to the GFC but it also attempts to protect borrowers from unscrupulous lending practices.

    What the hell has this got to do with your situation I hear you ask – plenty, if you are a marginal borrower now, I suspect things will only get worse before they get better.

    Key message – if you are looking to borrow money for business. Do it now!
