    Hi everyone,
    I have followed some of the posts on this forum over the last 12 months and have found the information, feedback and direction extremely helpful. I am in a position where I need some guidance and feedback. I have owned a small and very successful café that I sold due to an expanding family and a 1 hour drive each way to my little piece of paradise. Did it put me off owning a café again… no… I think about it almost daily. My goal was to serve really great coffee, every time and to prepare fresh, delicious food. We relied on our customers driving to our little shop as we were in a tourist strip with no businesses or shops nearby. We specialised in on site made cakes/slices and had many successful sold out high teas using all traditional English China. We sold the business at a time where you needed to book or wait for a table.

    I have found a new space that is 144m2 that is in the middle of a retail/light industrial/commercial area, adjoining the only major shopping centre in the area. My vision (don’t want to give too much away….) great coffee…every time..a menu that meets the needs of the area (flexibility necessary), catering to surrounding businesses, lunch deliveries, small functions, high teas, gifts (we currently have to drive to Brisbane) and a space for children (only option anywhere near me is McDonalds…yuck). I realise that our opening aim is to get the look of café right, the coffee perfect and the menu/systems working smoothly. The rest can be added. The space is currently $4000 plus per month and has been vacant for over 16 months.

    I am at a complete loss as to what to offer the Landlord as a lease offer. Yes, I want rent free (6 months would be awesome), yes, I want reduced rent for the next 6 months, yes, I want some assistance with fit out such as flooring and grease trap (thanks to thread on flying solo, followed up with under sink option).

    The real estate has made contact and advised that another agent has submitted an offer and that I need to put in an offer to be considered. Am I financially ready…not quite…but having been looking around my area for the last 12 months, I do feel that the space has everything we need and room to grow, I want to grow this business to a position where it can be replicated and can meet the needs of a growing and diverse area. We have a demographic that ranges from low socio economic through to high income earners. The suburbs surrounding my planned café are changing considerably with the area I am looking at, becoming the retail centre of our region.’

    I do have a business partner and would really appreciate any advice that forum members could offer. We have been asked to submit an expression of interest in the next couple of days.
