    Hi guys, first I’ll tell you a little about myself.
    I’m supplying Property Investment Firms/Real Estate Agents with really really good quality Property Leads and First Home Buyers leads. I came into this without any capital so everything comes out of my very fast dwindling pockets.

    I worked in Lead generation and appointment setting for 10 years before starting this and it’s frustrating because I honestly believe that my new innovative way provides the absolute best quality leads available.
    I use the Internet as my main tool building a 400,000+ Property based audience over 10 years on my social media pages. There I generate true interest in areas and get many messages regarding tips on buying, where to buy and who to buy from. I then have an in-house appointment setting team that books appointments with these clients and also have the Leads from my online surveys to Telemarket warm leads that are already interested in Property.

    My main issue is getting clients, If I call I am pushed away by receptionists and don’t get a chance to speak to a decision maker and if I email I never get a response.

    I have had a couple of enquirys from Gumtree but I really really need help or advice on where or how I should be trying to get clients.

    I truly believe I have a system that is worlds apart from other telemarketing companies that just use outsources, etc.

    Online marketing and generating leads is tricky, and something we’re struggling with too. Something that has helped is the generation of content.. articles, Q&A pages, site guides etc. to draw people in, say, through Google. Organic searches on google are the best way to bring in new leads – think about what people might be searching for when they’re looking for your service, then start making content to post on the site… hire an intern, they live to write content!!

    Hi,

    I would give away some for free in return for a case study where you could promote the benefits that I client received as a result of using your business.

    I would also ask for a testimonial from every single business you sell to then use those as well in your marketing/social media efforts.

    Hi Adam,

    I have a number of Real Estate Clients and have been working with them on their marketing campaigns for some time. Not sure if I would be a good fit for what you need, but might be able to point you in the right direction.

    Who are your target market?

    Don’t forget about Twitter and LinkedIn.

    I have had access to some great clients and people I otherwise would have had a hard time gaining access to through Twitter in particular.

    Strike up a conversation or just reply to the content they are putting out. Be patient and most of all don’t be a weirdo.

    Beyond the great advice you have already been given it is vital to show your potential clients they can trust you and that your leads will be good quality.

    Perhaps an offer of 1st lead free or similar may entice clients that little bit further. Testimonials from a happy client or two will also help.

    Good on you Adam for getting out there and starting your own business!

    This would be one of the biggest mystery questions that startups are faced with. How do I get customers/clients! The beauty of this is, there is no one way of doing it. Yes there are ways that it is currently done, but people aren’t stupid and they catch on. They have employed their receptionist specifically to sift calls that they deem to be irrelevant. But little do they know that that phone call could have generated a handsome sum of income.

    Now, how can you get around the receptionist? Well, you can’t most of the time. So, its pointless to call? Hell no! You should still call, but look at things from another point of view. How can I get around the blockade set up by the receptionist? Have you tried calling when the receptionist is not there? Generally speaking, the business owner or manager (i.e., decision maker) is usually the first person to arrive and the last to leave the office. One potential solution might be to adjust your hours of operation. General receptionist hours are 9am – 5pm – why not try calling in between 8:30-9am? or 5:00-5:30pm? Odds are that the business owner will think it is a potential client, i.e., a way of them to make money – so they answer the phone.

    Another potential way is hosting seminars. This is an excellent way to present yourself as a specialist in your field. Host a quality presentation regarding lead generation. Don’t give away all of your secrets at this event, but teach attendees something that they didn’t know, or something that they themselves would not want to do and would want to outsource – perfect opportunity to then pitch your services. This would essentially plant a seed that would grow. The good thing about the event hosting is that the attendees would register for your event, meaning you have their contact details – perfect! You have been introduced and you can contact these people directly, once again eliminating the receptionist.

    These are a couple of ideas, there are numerous things out there that you can employ to help you. But remember, sometimes you have to think outside the box because the most logical thing isn’t the most obvious thing.

    Sales people like warm leads. Have you tried going to the best sales people for each agency and striking up a deal? Generally they work all hours showing people who are probably just tyre kicking around houses/units etc. If you could make them more efficient by pre-qualifying, then that converts to more sales and gets them the end of month best seller plaque in their office every other rep will want to work with you. Management may just see it as another cost and their sales should be doing it anyway as they’ve used the same system for 20 years etc

    With cars I know some sales people who offer a $500 finders fee etc for passing a lead that converts? Does real estate have something similar? Some recruiters do the same.

    I would like to put in my piece and although I am young I have found myself creating revenue of 200K + conservatively within the first year on my case studies that I have completed as well as being used by an undisclosed firm to create revenue of 2mil plus within a year without any recognition… anyway im not here to talk about me i’m here to see if I can at least give you some form of linear goal to succeed, creating a stage A to stage B with the steps involved to reevaluate the businesses structure etc.

    I feel the first step that should be done is to identify the customers, although you have to some extent, review the marketing trends that you have already utilize, use that information to focus marketing on those areas to minimize expenses on wasteful appointment setting. Remember quality over quantity, although its a crush on revenue on paper initially, realistically… its a cost saving mechanism no point setting appointments in areas that are ” quality ” but do not follow through.

    I would also take your appointment setting aspect and truly look at it under the microscope, to the point of offering a medial prize for surveys done on these customers they have made appointments with to truly identify the failure between communication within the two departments.

    Once identified you can work on meeting the downfalls and innovate ways to exceed those expectations, remember the sales cycle is the place to find any underlying issues that you may not be able to identify.

    You said you have a truly unique system in comparison to other telemarketing firms. Ask yourself how and why? is it actually because your lead generation itself is from a source that isn’t a completely trustworthy source ( in the customers eyes ). How can you create that friendly link?

    Also are you priming the business for initial sales or customer retention thus creating a memorable business name? Is it worth offering an ongoing mortgage reviewing aspect to your business, creating trust, integrity of the sale and also creating further revenue in the future and longevity of the business?

    These are a few aspects to look at and i’m sure you probably have but remember don’t blow of aspects out of ” i know whats best ” as peoples aspect change daily to what might have worked in the past.

    Anyway mate ask yourself, ask others an ask the public!!! the public will tell you as long as your open to it.
